Property Qualifications

Home Sweet City is highly selective in the properties we represent. We partner only with homes that meet our quality, location, and licensing standards to ensure the best experience for both owners and guests.

Location

  • Downtown and NW DC neighborhoods — some exceptions considered on a case-by-case basis
  • Accepted areas include: Dupont Circle, Georgetown, Adams Morgan, Capitol Hill, Shaw, Kalorama, Logan Circle, Bloomingdale, Cleveland Park / Woodley Park, Tenleytown, West End / Foggy Bottom, and Mount Pleasant / Columbia Heights

Property Requirements

  • Minimum of 2 bedrooms
  • No basements unless of exceptional quality
  • Street entrances required — no alley access
  • Central AC is required; no window units or baseboard heating

Licensing & Availability

  • Must qualify for DC short-term rental licensing: primary residence where the owner lives on-site or travels/lives away for work
  • Property must be available for Home Sweet City to rent for at least 10 months of the year

Interior & Furnishings

  • High quality furnishings that align with our luxury brand standards
  • Owners open to working with a designer to reach our standards are also welcome to apply
